Four Things to Consider When Downsizing from Your Family Home

There is no denying the fact that saying goodbye to the family home can be difficult. But, the fact is that as we get older, a home that once felt like the perfect size can now be enormously too big for what we need.

This is why many older Americans are choosing to downsize. In fact, according to a recent study by Demand Institute, which is operated jointly by the Conference Board and Nielsen, almost four in 10 baby boomers (37%) plan to move at some point later in life, and of those 42% indicate they will settle into a smaller home.

If you are thinking about relocating to a smaller home after many years, or perhaps even decades spent in your family home, there are some things you should consider first.

  • Is this the right time for my family to downsize? You may dream of owning a smaller home, but it may not be the most practical choice. If you still have children at home, or anticipate your adult children or another family member may need to move in with you at some point, it may not be the right time to think about relocating to a smaller home. During the recent economic crisis, for example, many older Americans found their children, grandchildren, or in some cases other close relatives moving in with them due to lack of housing affordability.
  • Are we all on the same page about downsizing? While you’re ready to jump feet first into purchasing that small cottage or condo by the beach, your spouse may have other plans. For example, they may be attached to your current home, with all of its memories (and the belongings!) you’ve accumulated over the years, and not quite as keen about moving on. Give them time to make sure they are fully committed before making a final decision.
  • How much will it cost? It is important to look at the hard costs when it comes to downsizing. There are things to consider like property taxes – even though you are moving to a smaller place that may cost less than what you are selling your home for, the property taxes may be much higher than what you are used to paying. But, there are other trade-offs to consider such a lower utility bills, and perhaps due to the size of your new home you won’t need a housekeeper and/or gardener, which can help to reduce monthly expenses. Also, don’t forget to consider relocation costs. Since you are most likely moving to a smaller home, you may be able to sell furniture and other items, which can off-set the cost of the move.
  • Am I “emotionally ready” for a smaller place? For many, the size of their home is indicative of their success. As such, it may be difficult to say goodbye to what is ultimately a symbol of years of hard work. Make sure you can handle the idea of living in a smaller, perhaps even less glamorous abode.
